Even with a property manager, the owner always has the ultimate responsibility for the maintenance and repair of the property. While the owner should have some level of approval control, at the same time it is the owner’s responsibility to not drag their feet in granting approvals. It is the owner’s responsibility to provide the property manager with the funds needed to expedite the tasks.
Legal Bills
It is the property owner’s responsibility to pay the legal bill involved in any eviction process or other proceedings. Providing funds promptly allows all parties to do their job and find a resolution quickly.

The Property management business is governed by numerous laws, understanding them is critical to the success of your rental business. When tenants break the rules, act illegally, or fail to pay rent, landlords have the right to require the tenants to leave the property through the termination and eviction process.
Non -interference with use
In addition to maintaining the premises in a physically suitable manner, the landlord has an obligation to the tenant not to interfere with a permissible use of the premises.
