Ghana Property Hotspots: Where are Ghana’s Property Hotspots 2021

The past year has been a rollercoaster for many people and businesses. We have all been forced to evaluate our operating practices and strategies

Takoradi stands on the cusp of unprecedented growth and in good stead to be one of the giants of Africa. Thanks to the significant expansion from the Oil & Gas industry and the continuing abundance in resources such as gold, timber, and cocoa.

  • Takoradi has become the operational capital of the upstream segment of the Oil & Gas industry.
  • Takoradi is on the verge of becoming the administrative capital of the Oil & Gas industry. The Ghanaian Government is moving, its most concerned headquarters to Takoradi.
  • The seaport is undergoing a major upgrade to enable the accommodation of bigger ships.

In a region where electricity bills can be higher than rent, the Takoradi Mall is a transformational project for businesses in Ghana. The mall conserves resources, allowing tenants to focus on improving their profits rather than paying high utility bills. Located in the rapidly growing port city of Takoradi, a key city for Ghana’s emerging oil industry, the Takoradi Mall is situated in a prime location near the airport and at the intersection of the city’s busiest streets. As the first mall to operate in the community, Takoradi is poised to take advantage of the city’s expanding business sector. The mall contains stores, restaurants and a movie theater.

Takoradi conserves natural resources with reflective paint and energy-saving lighting, both of which reduce energy consumption, while features like dual flush water closets conserve water. Construction materials such as solid dense concrete blocks result in a 45% reduction in embodied energy in materials.

The green features of Takoradi Mall cost less than 1% of the total and will generate savings of 25% in utility costs. The developer, RMB Westport, is expected to recoup its investment in less than a year and a half. While businesses may prefer to operate in a green building, many are reluctant to pay additional. However, since building green cost RMB Westport very little, they were able to rent storefronts to tenants for the same price as in a conventional building.

RMB Westport formed in 2008 as a joint venture between Rand Merchant Bank (RMB) and Westport Property Group. Since then, the development and investment firm has invested in the high potential of growing African countries like Ghana. Takoradi Mall has received final EDGE certification from thinkstep-SGS.

King City is a 1,018 ha (2,500 acres) mixed-use land development in the Western Region of Ghana, an area that will accommodate residential and commercial growth associated with the region’s mining and energy sector boom. Situated 10 km from Takoradi harbour, King City sits in the growth path of Takoradi and the region’s burgeoning trade routes.

As the onshore access point for Ghana’s oil and natural gas fields, Takoradi is the third largest city in Ghana. The discovery and development of major oil fields just 60 km offshore is transforming the regional capital into a booming metropolis.

Indo-Ghana Industries Limited has selected Appolonia Industrial Park in Appolonia City, Greater Accra’s new city, for the expansion of its oxygen manufacturing business.

Following the completion of earthworks for the first phase of the WestPark, Consar Limited has been awarded the construction for roads and infrastructure at the WestPark in a competitive tender. This week, Consar has begun to mobilize heavy equipment and set up their facilities at the WestPark. Consar’s immediate priorities include the construction of the asphalted road network, modern systems for power, telecommunications, industrial water and wastewater as well as efficient drainage channels to create the foundations for a world class industrial and business park.

Community leaders from Yabiw attended Consar’s mobilization following several consultation meetings. Nana Wienu II, the traditional Chief of Yabiw, re-emphasized that “the surrounding communities are committed to attracting leading global and local companies and contribute to an industrialized economy and His Excellency Nana Akufo-Addo’s vision of a Ghana Beyond Aid.” Local stakeholders also commended Consar’s commitment to hire locally where possible to create opportunities for surrounding communities throughout construction.

Consar demonstrated a track record in building modern facilities across various sectors, including the ENI Ghana Onshore Receiving Facility and Oxford Mall. Most recently, the company completed Mantrac’s multi-million dollar West Africa Headquarters and state-of-the-art parts re-modeling factory for Caterpillar heavy equipment. This facility is one of the largest and most advanced in Africa and, like WestPark, is based in the fast-growing Western Region of Ghana.

The WestPark is a 405-acre commercial, industrial and residential development in a strategic location in Takoradi, Western Region, Ghana. The mixed-use development addresses the challenges – including access to reliable power, water, transport and telecommunications – that often confront companies in Sub-Saharan Africa and provides modern and reliable infrastructure to its tenants. The WestPark offers custom-built warehouses, factories, offices, and retail space to its tenants in conjunction with business development services to ease their entry into one of the world’s fastest-growing markets.

The Indian-owned company manufactures industrial and medical gas for hospitals and companies and is currently located in the North Industrial Area in Accra. The new facility on one acre of land in Appolonia Industrial Park is expected to be ready for production in 2022.

“This expansion will help satisfy the current increasing demand for high-quality medical oxygen,” said Varun Tyagi, Managing Director of Indo-Ghana. “We are pleased to be developing this facility in the Appolonia Industrial Park, because of the planned infrastructure and well-structured development layout.”

Since 2010, Indo-Ghana has been providing high-quality oxygen to hospitals and other institutions such as Korle Bu Teaching Hospital, Tata Motors and Dangote Cement. The company is also present in other West African countries, including Cote d’Ivoire, Liberia and Nigeria.

Appolonia City CEO Bright Owusu-Amofah said, “Indo-Ghana’s move into Appolonia Industrial Park reinforces the market recognition of Appolonia City as the ideal place for not just residential homes but light manufacturing businesses.”

Appolonia Industrial Park is a 200-acre zone within Appolonia City’s 2,325-acre development with high-quality infrastructure specifically engineered for light industrial uses. In addition to Indo-Ghana, other local and international companies developing facilities at the park include Axcon Energy, MainOne, Nickseth Construction, Alusynco, Crownhouse Construction & Logistics, PUMA Energy and Total Ghana.

At Beaufort Properties, they have also taken time to reflect on where the industry is going both in the short and long term. They have a wide visibility on the market through their management of over around 150 units directly and a further 250 units indirectly through their associate company, Willows property management.

For instance, in Tribute House, Airport Residential, they have designed flexible floor plates with 3 beds that can be converted into separate one and two bed units.

In addition, with the compression in short term rents, they have focused on value for money apartments centered on functional design, modern and durable fixtures and fittings. Below are our three projects for 2021:

  • Riviera Residence, East Legon (Phase 3)
  • The Pavilion, Cantonments
  • Tribute House: Airport Residential Area

RIVIERA RESIDENCE is a unique mixed use residential development encompassing an all-inclusive city living lifestyle. Offering living, dining, shopping, wellness, play and leisure experience whilst nestled in a magni?cent lakeside setting.

Located in the thriving suburb of East Legon, which is fast becoming the new Jewel of Accra, close enough to the heart of the city yet allows for tranquil living away from the congestion of inner city dwelling.

RIVIERA RESIDENCE offers unbeatable value for money designer style lakeside apartments perfectly located for work, living and relaxation in close proximity to malls, shops, banks and schools.

This Dubai styled development will become the most sought after waterfront address in Accra with 78 apartments consisting of Studios, 1 Bedroom, 2 Bedroom and 3 Bedroom units as well as 4 Penthouses, with lakeside views seen through high ceiling to ?oor windows and splendid balconies.

Located on Second Rangoon Close across from the Australian High Commission, the Pavilion is a new luxury residence in Accra's most sought-after Cantonments neighborhood.

What makes the Pavilion stand out is its eight-story height offering sweeping views and its over 700 sq meters of lavish amenities including a two-tiered resort-style pool, twin sundecks, a glass-clad fitness centre and pool-side café. With the best of Accra nearby and a striking exterior with sculpted over-sized balconies and dramatic roof lines – the Pavilion is your ideal high-end Accra home.

Tribute House rises up along the wide yet quiet Osu Badu Crescent Street in Airport Residential, one of Accra’s most desired residential neighborhoods. Tribute's apartments have been designed with an eye toward functionality and minimalist aesthetics - clean and light-filled spaces with a reduced interior palette. The amenities at Tribute are extensive: a large full-service gym run by a professional operator, a stunning rooftop pool and sun deck, and to top-it-off an outdoor rooftop lounge at the northeast corner crowned with a stunning granite-clad pergola.

The quality of Tribute's interiors starts with design and ends with the finish. Their ceiling heights remain a non-negotiable three meters. They have done away with line-hiding crown molding in favor of perfectly straight walls and precise corners. The porcelain tile flooring at Tribute is an elegant gun-metal gray and the German-made white kitchen cabinetry is complemented by black galaxy granite counter tops and stainless steel appliances.

Their years of experience as high-end developers both in Ghana and abroad enable us to offer an enviable finished product for under-market prices.

The One Bedrooms start at $134K, the Two bedrooms at $224K and the Three bedrooms at $338K - exceptional value for money in one of Accra's most popular neighborhoods.

When it comes to location, nowhere in Accra is more central than Airport Residential. In close proximity to restaurants, grocery stores, high-end shops and cafes, it is an ideal place for families and professionals alike. Views from Tribute stretch both to the east and west, capturing the greenery of Airport, while the beautiful pool deck benefits from northern views and all-day direct sunlight.

The Ghanaian government wants to improve waste management in Tema. It has recently launched the construction of a sewage and sludge treatment plant. The construction of a solid waste treatment plant is also planned. Zoomlion, the subsidiary of the Jospong group, will operate the future facilities.

On October 26th, 2020, the President of the Republic of Ghana, Nana Addo Dankwa Akufo-Addo launched the construction of new sanitation facilities in this city located 25 km east of the capital Accra.

Among the facilities under construction in Tema is a sewage treatment plant. According to the Ghanaian authorities, the plant will treat 44,000 m3 of wastewater per day. These effluents come from the city’s sewers, which will be rehabilitated within the framework of this sanitation project. The future Tema wastewater treatment plant will also treat 1000 m3 of septic tank sludge. Tema’s current wastewater treatment plant (20,000 m3 per day) and sewerage system were built in 1963 and rehabilitated in 1994 to serve 14,937 people. Today, Tema has more than 360,800 inhabitants.

According to the Ghanaian government, Zoomlion, the subsidiary of the Jospong group, will operate the future Tema wastewater treatment plant. The company, which provides the public waste management service in several Ghanaian cities, will also be in charge of an integrated solid waste recycling and composting plant. The waste treatment plant will be located in Ashaiman, a city in the Greater Accra region. It will have units for sorting, recycling solid waste and composting organic waste. The plant will be capable of processing 400 tonnes of solid waste per day. This should make a lasting contribution to waste disposal in Ashaiman and surrounding areas.

In addition, the plant will produce organic compost for horticultural and agronomic purposes. This is expected to help boost agricultural production and the ongoing food and employment planting programme in Ashaiman. “The construction of the sewage treatment plant, the recycling plant and the integrated solid waste composting plant, as well as the rehabilitation of sewers and other facilities is expected to take 18 months,” notes the Ghanaian government.

The United Kingdom-Ghana partnership has brought together funding and expertise to build a new major road system that will create jobs and build expertise across Ghana.

A statement issued by the British High Commission (BHM) in Accra, copied the Ghana News Agency, said the partnership has yielded a £80.3 million project to build the Tema-Aflao highway agreed between BHM and the Ministry of Roads and Highways.

It said the Tema to Aflao project, which forms part of the ECOWAS coastal expressway, would employ more than 500 Ghanaians, providing them with extensive training.

The statement said representatives from the British High Commission had witnessed the signing of a contract that would increase infrastructure and create jobs in the country.

It said the Ministry of Roads and Highways had signed the contract with BHM that would see the construction of a major road system.

It said the project would improve Ghana’s transport links whilst creating skilled jobs for local people across the country. Mr Iain Walker, the British High Commissioner to Ghana said: “The significant strengthening of Ghana’s road system shows the UK-Ghana partnership at its best; a long-term partnership working for the long-term benefit of Ghana.

The Wakanda City of Return project has been launched in Cape Coast to pave way for the creation of an ultra-modern smart city that befits Cape Coast as a tourism hub.

The African Diaspora Development Institute (ADDI), two local companies and the City of Cape Coast that form the fulcrum around the building of the city say, they are leveraging on the heritage and cultural tourism assets of Ghana to create a place of pilgrimage for the people of African descent to know about their history, culture, civilization of Africa and our role in the creation of the new world economy.

The project, is a private sector-led initiative to develop the coastline and new areas of Cape Coast by creating a heritage experience with the provision of 5-Star hotels, retreat/ health resort, conference center, entertainment and the construction of the Ultra-Modern continental corporate headquarters for ADDI.

The organizers are convinced the timing of the project is apt as the country continues to benefit from the hugely successful “Year of Return” and the “Beyond the Return” tourism initiatives.

Speaking at the launch of the project, Chairman of the Wakanda City of Return, Dr. Kojo Benjamin Taylor explained Cape Coast as a tourist city could not be measured anywhere in Ghana and as a tourist centre, it didn’t have a project that fulfilled the tourism potentials it has.

Thus, the organizers thought of creating a project that would allow people to come to Cape Coast, stay for some time, enjoy its spiritual nature, enjoy the entertainment aspect of it, enjoy it through the communities and also enjoy the environment of futuristic event.

“They couldn’t have chosen a much better place than Cape Coast to build the Wakanda City of Return. I am proud to be the Chairman of the Wakanda 1 City. We will make this vision a reality. It takes only one person to kill an elephant for the whole village to enjoy and that’s what ADDI and some of us have embraced. I believe that part of the joys of life is to be able to invest in the lives of others and so we are ready to make it happen,” he explained.

The project talks about education, history, entertainment, food and hospitality of the people of Cape Coast and the Central Region.

The government is undertaking 109 road infrastructural projects in the Central Region to improve transportation and also boost economic activities.

Out of the 109 road projects under construction, 28 are under the Ghana Highway Authority (GHA), 55 under the Department of Feeder Roads and 26 under the Department of Urban Roads.

Additionally, a total of 89 roads have been identified with some already advertised and would soon be added to the existing 109 projects currently on-going.

Some of the projects currently being carried out include; the Cape Coast inner city project, Cape Coast-Kakum road, Swedru town roads, Twifo Praso bridge, Assin Fosu town roads, Supredo bridge at Mfantseman Mankesim to Abeadze road, Bawjiase road Gomoa Dawurampong road among others.

The Minister of Roads, Kwasi Amoako-Atta, who said these, explained that, the various projects were being financed from the Government of Ghana loans and grants.

He was speaking at a news conference at Cape Coast as part of his tour to the region to inspect some on-going road projects.

The tour was also to solicit views on some of the challenges that some communities go through in moving from one destination to the other.

Mr Amoako-Atta indicated that the Central Region's road network was about 5,695 kilometres, and said, 1,156 were being handled by the Ghana Highway Authority (GHA), while 3,150 and 1,390 were under the Department of Urban Roads and Feeder Roads respectively.

Some roads in the Volta Region are receiving maintenance works, in accordance with the government’s promise to make this year a ‘Year of Roads’, with focus on constructing and rehabilitating critical road infrastructure in the country. Among the towns where roads are undergoing a facelift are Ho and Hohoe.

hat notwithstanding, sections of the Eastern Corridor Road which were listed as being critical were yet to see action being taken on them. The sections are the 45-km Asikuma–Have road, the 53-km Have-Hohoe-Sokode-Bame road and the 99km Ho-Dzodze-Denu road.

The 10.5-km Ho dual carriageway which is currently being worked on is estimated to cost GH¢98 million on completion. It begins from Sokode-Gbogame, which is an entry point to Ho, and ends at the Ho Civic Centre.

Another road in Ho that starts from Sokode-Etoe through to the University of Health and Allied Sciences (UHAS) and Titrinu, covering 10.5km, is being developed at a cost of GH¢28 million.

The Daily Graphic toured some of the roads this week and was informed by officials in charge that the combined work done on the roads in Ho was at 43 per cent. Meanwhile, sections of some of the roads have been opened to traffic while work is still ongoing.
